Once a suitable tenant has been found, we will engage FCC Paragon, an independent credit check, referencing, personal identification company, to fully reference the tenant. FCC Paragon was established in 1996 and has gained the reputation as one of the UK's leading tenant referencing companies. If the tenant proves to be acceptable, we then proceed to the next stage.

We keep you up to date with your legal obligations and the latest safety regulations, energy performance certificate (EPC) and gas and electrical equipment safety records.

Rental paperwork:..............

Tenancy agreement; to achieve a smooth running tenancy it is essential to have a professional agreement in place. We will draw up the relevant paperwork based on years of experience, ensuring all the necessary documents are signed by both parties. Inventory; an inventory of the contents and condition of the property is usually produced prior to commencement of the tenancy. This will be supplied to both landlord and tenant.

Rent & Deposit:..............

Depending on the service you require we will collect the rent on your behalf and a deposit from the tenant will be held. Where applicable Tate Partnership will hold all deposits as stakeholder and will register the deposit with a deposit protection scheme in line with recent legislation.

Energy Performance Certificate (EPC):..............

It is a legal requirement for all landlords to have a valid EPC for their property before it can be let. An EPC assesses the energy performance of a property and will also show a building's environmental impact by indicating its carbon dioxide emissions. It must be carried out by a qualified Domestic Energy Assessor. A valid EPC will last for 10 years and can be used for multiple tenancies within that period. Tate Partnership will arrange for an EPC to be carried out on your behalf in order to avoid any delays letting your property. The cost of an EPC is £50 + VAT.

As a landlord, you have an obligation to ensure that your property complies with all the necessary regulations covering the safety of gas appliances, electrical installations and any furnishings supplied for the tenancy. We will advise you on this and arrange the necessary inspections.
